Present were Board members Dean Scerbin, Jon Small, Mark Majer, and Eric Haneberg of Associated Property Management LLC.
A motion was made by Mark Majer to approve the January 2008 minutes as submitted. Jon Small seconded and the motion passed unanimously.
Financial Report
APM reviewed the financial report. A motion was made by Mark Majer to transfer all but $5000.00 into a money market or a CD and keep $5000.00 in the regular checking account. Funds will be transferred, as they are needed. Dean Scerbin seconded the motion and it passed unanimously.
The Board discussed the delinquencies. The Board wants a letter to go out to everybody that has not paid, reiterate the importance of paying, and if you are sending in your payment and ignoring the late fees, the Board will not be waiving. Also reiterate how fees are collected, Legal and late first then, assessment.
Old Business
The Board discussed the light maintenance. After several attempts, the Board exhausted all options to keep all the lights on. The Board would like to get bids on industrial strength systems, because the low-voltage landscape lights are too much maintenance. The Board will meet to write up a specification for placement of the lights to create a nice atmosphere.
Dean Scerbin is going to call Darla Young to see if they can set up a meeting with Jim Piazza for the early part of April to see what kind of measures Mr. Piazza is taking to make sure the retention pond doesn’t flood like year’s past. The Board discussed enhancing the ponds, grading around the ponds, but determined that this would not solve the overall problem. The Board would like APM to contact excavators in regards to dredging out the ponds and making them more efficient and appealing. Mr. Scerbin will contact an excavator he knows to get an estimate and APM will do the same.

The Board instructed APM to purchase a sign that says “No swimming, no fishing, no wading, no boating, etc” for the ponds. The Board wants a nice sign, no aluminum. They gave APM authority to make that decision and to purchase the two signs.
